Fiji has exactly three resorts that put you genuinely above the water: Likuliku Lagoon Resort on Malolo Island, Fiji Marriott Resort Momi Bay on the mainland coast, and Koro Sun Resort on Vanua Levu. All three are adults-only or adults-preferred, all have different price points – from around $550 to over $1,500 a night – and each one offers a different version of what overwater living actually means. This guide covers the exact room to book at each.

Likuliku Lagoon Resort
Likuliku is the reason most people search for overwater bungalows in Fiji. It's the first and only resort in the country where every room is genuinely above water – 10 Over-Water Bures on stilts above the coral reef, with glass floor panels cut into the deck so you can see the lagoon life below without going in. The private deck has a ladder down to the water and enough space to have breakfast delivered before anyone else is awake.
It's adults-only throughout. Not just the overwater wing – the entire island. That's rare in Fiji, and it's what keeps the atmosphere quiet and unhurried. The trade-off is price: the Over-Water Bure starts around $1,050 a night in shoulder season and climbs sharply for peak weeks in July and August. Book at least three to four months ahead for summer dates – these 10 rooms go fast.
Transfer: Speedboat from Port Denarau Marina, Nadi (~25 min, included in rates) or seaplane from Nadi Airport.
Fiji Marriott Resort Momi Bay
The mainland option – no boat or seaplane, just a 45-minute resort transfer from Nadi Airport. Fiji Marriott Resort Momi Bay sits on the southwest coast of Viti Levu, with 22 Over-Water Royal Lagoon King Bures extending out above the calm lagoon on a dedicated overwater pier. At 75 square meters apiece, they're among the larger overwater rooms in the Pacific.
The main practical advantage here is Marriott Bonvoy: if you're sitting on points, Momi Bay is the only overwater Bonvoy property in Fiji. Redemption availability can be inconsistent but worth checking before booking cash rates. The resort itself is larger and more resort-forward than Likuliku – 250 rooms total, multiple restaurants, a spa, a golf simulator – which suits travelers who want the overwater room plus full-resort facilities. Couples consistently rate the location highly, which reflects how well the calm lagoon setting works for a two-person trip.
Note: The overwater bures are in the adults-preferred wing. Reserve specifically for an overwater category when booking.
Koro Sun Resort
Koro Sun is the most genuinely different option here – and the most affordable. It sits on Vanua Levu, Fiji's second island, in the quieter Savusavu area, and offers two distinct above-water categories at a lower price point than either resort on the Mamanuca side.
The Edgewater Bures are traditional stilt bures over the resort's lagoon, 47 square meters with a deck, private bathroom and a ladder into the water. The Edgewater Floating Bures are something else entirely: they actually float within the resort's protected marina, moored to a jetty, with a 120-square-foot deck that has a two-person kayak tied to it at all times. Both categories are for guests 16 and over only.
Koro Sun is also an eco-resort with a rainforest and working spa on the property, which gives it a different character from the larger luxury properties – more off-grid, more rainforest, less polish. The tradeoff is the additional travel: you'll need either a domestic flight from Nadi to Savusavu Airport (SVU, ~45 min) or a ferry, which adds cost and time to the trip.
Best for: Travelers who want a genuine overwater or floating experience at a price that doesn't require a special-occasion budget, and who want something more remote than the Mamanuca resorts.
When to go
Fiji's dry season runs from May to October – lower humidity, clearer water and calmer seas for the boat transfers to island resorts. June to August is the busiest period for overwater bookings; July in particular fills fast at Likuliku, so book three to four months ahead for peak weeks.
The wet season (November to April) brings heavier rain and occasional tropical cyclones, particularly January to March. That said, wet-season rates can drop 20–30% at the Marriott and Koro Sun, and the shoulder months of May and October offer the best balance of good weather and availability. Likuliku maintains steadier pricing year-round given limited inventory.
Underwater visibility around Malolo Island (Likuliku) peaks from July to September.
