That heated pool matters more than it sounds – it stretches the usable season into April and October, when an unheated plunge pool in Puglia is decoration.

There is a second qualifying option most people miss. The separate Borgo degli Ulivi annex holds four Grand Suites, each with its own private garden and pool – a different product from the Olive Suite, more enclosed, and worth asking about when the Olive Suite is gone.

The main property keeps a restaurant and private beach access on a smaller footprint than Torre Coccaro or San Domenico, which is why the grounds stay quiet even in August. The limitation is arithmetic: Il Fortino is one unit, so either it is free on your dates or it is not, and there is no second category to fall back on.

San Domenico traces back to the 15th century, when the building served as a watchtower for the Knights of Malta, and it is now one of Puglia's most established five-star addresses, 500 meters from the Adriatic. It is also the property where the naming problem is at its most expensive.

The confirmed private-pool category is Il Villino: a two-bedroom villa of 100 sqm in its own Mediterranean garden, with a large patio and a heated private pool. The San Domenico Suite – the resort's own signature suite – overlooks the main swimming pool rather than having one of its own. It is the more famous name, it is the one people ask for, and it is not what this guide is about.

There is a structural reason the same suite name can exist with and without a pool here, and it is worth understanding before you book anything in the region.

A masseria is a fortified farmhouse, not a hotel that was designed as one. The oldest walls on these estates are centuries old – San Domenico's tower goes back to the 15th century, Longa's farmhouse to roughly 300 years ago – and you cannot cut a swimming pool into a room inside them. So the private pools land wherever the estate had ground to build on, and that is almost never the historic core.

Look at where they actually are. Calderisi's Il Fortino and San Domenico's Il Villino are standalone buildings set apart from the main house. Torre Coccaro's Borgo degli Ulivi is a purpose-built annex.
