It's a hotel, not a resort. No kids' club. No spa. No four restaurants. Nearly half the rooms have full kitchens, which is the real reason families book it for a week instead of a weekend, and it consistently posts the strongest guest scores of any beachfront property in this guide.

Winstead Beach Resort

Start with the thing that trips people up. Winstead operates two separate properties under one brand: the Winstead Inn, inland in Harwich Center, and the Winstead Beach Resort at 4 Braddock Lane in Harwich Port, which is the beachfront one. Only the second is on the sand. Book the wrong name and you're a drive from the water.

The beach resort is 14 rooms – the smallest property in this guide by a wide margin – on a private stretch of Nantucket Sound, with decks built directly into the sand and access to about 1.5 miles of beach. Wequassett Resort and Golf Club

Wequassett is the Cape's luxury benchmark, and it has a specific, checkable claim behind that: it's the only double Forbes Five-Star property on Cape Cod and the Islands. The resort holds Five Stars, and so does its restaurant, Twenty-Eight Atlantic – Cape Cod's only Forbes Five-Star restaurant. Nothing else on this coastline holds both.

The property traces back to the Wequassett House, which opened in 1925. One honest distinction: these are bay beaches, not Atlantic surf. Red Jacket Beach Resort

Red Jacket runs the widest family program on the Cape: a kids' club, indoor and outdoor pools, an on-site ice cream shop, and sailboat, kayak and paddleboard rentals on Parker's River behind the resort. All of it sits on a private stretch of Nantucket Sound beach with lifeguards through high season.

The room list is where it separates from everything else here. Family suites with bunk beds sleep up to 10, and the vacation cottages come with full kitchens – so a group that would otherwise need two or three rooms at Pelham House or the Surfcomber fits into one booking. At around 150 rooms, it's also large enough that a July week feels busy, and the rooms themselves are functional rather than designed.

Edgewater Beach Resort

One number to fix before you compare listings. Several sites credit the Edgewater with 2,300 feet of private beach. The resort's own site says "over 300 feet." That's an order of magnitude apart, and the shorter figure is the one to trust – which also means this isn't the longest private beach in this guide. Pelham House's 400 feet is longer, and Wequassett has two beaches across 27 acres.

The beach was never the reason to book here anyway. It's 76 fully renovated studios and one- and two-bedroom units, most with efficiency kitchens and gas fireplaces, plus an indoor pool and putting greens. And it runs year-round, which almost nothing else on this coast does.

Here's why it can. The Edgewater is a VRI-affiliated vacation-ownership resort – a timeshare that also rents directly to the public. Owners return the same week every year, so the building stays open and staffed through a February that would empty a conventional Cape hotel. For a renter that's pure upside.

Sea Crest Beach Resort

No other hotel in this guide has a history like this one, and it's worth knowing before you judge the guest scores. The site opened in 1927 as a summer playhouse and tea room on Old Silver Beach, run by a troupe that included a young Henry Fonda, Margaret Sullavan and James Stewart. It burned down in 1936. What replaced it was a Prohibition-era speakeasy, the Old Silver Beach Club – destroyed by the hurricane of 1938.

Rebuilt again in 1942 as a dance club called The Latin Quarter, the property was bought in 1963 by Boston Celtics coach and president Red Auerbach with two partners, and converted into a year-round resort in 1971. It's 263 rooms today, after a $15 million renovation, and it's the Upper Cape's only beachfront resort – sitting on Old Silver Beach, one of the warmest and calmest swimming beaches on the Cape thanks to its sheltered Buzzards Bay position.

It's also the first beachfront resort you reach after the bridges, roughly an hour closer to Boston than the Dennis and Yarmouth properties. The Soundings sits on 365 feet of private Nantucket Sound beach with indoor and outdoor pools, a hot tub and sauna, and kitchenette rooms – and like the Edgewater a block away, it's a Bluegreen Vacations timeshare that also takes ordinary bookings. Its real advantage is the neighbors: Sea Street Beach and Glendon Road Beach are minutes away and are locally rated among the Cape's best swimming and windsurfing water. Why nobody builds a new beachfront resort on Cape Cod

Look at the opening dates on this list and something obvious falls out. Wequassett House 1925. The Sea Crest site 1927. Surfcomber 1959. Pelham House 1963. The newest thing here isn't a hotel at all – it's a renovation budget.

That's not nostalgia, it's supply. The Outer Cape's Atlantic shore was locked up federally in 1961 and can never be developed. The Nantucket Sound shore was never protected the same way – which is exactly why Dennis Port, South Yarmouth and Harwich hold five of the seven resorts here – but it was subdivided into private homes long before modern resort development reached New England. There's no vacant beachfront left to build on. What exists is what already existed.

Two consequences worth pricing in. First, these properties are small by resort standards – 14 rooms at Winstead, 33 at the Surfcomber, 40 at Pelham House, 76 at the Edgewater – so a single busy weekend can clear the Cape's entire beachfront inventory. Second, the dates that matter are renovation dates, not opening dates: Wequassett's 2025 refit, Sea Crest's $15 million rebuild, Pelham House's room-by-room overhaul after 2018. Where guest scores split on this list, they split on upkeep, not on design.

The trade for all of it is the water. Sound and bay beaches run warm and calm; the Outer Cape's protected Atlantic beaches are colder, rougher, and genuinely worth the drive precisely because nothing was ever built on them.

When to go

July and August are the Cape's peak – Sound water in the low 70s Fahrenheit, every restaurant open, and rates to match. September is the local favorite: the water's still warm, the crowds thin out after Labor Day, and prices drop hard.

June is quieter and cheaper, but the water hasn't caught up yet, and May and October suit the Cape Cod Rail Trail more than swimming. Many Cape properties close entirely between November and April – the Edgewater is the exception on this list, so check the season before booking a winter break anywhere else here.

If the short season is the problem rather than the Cape itself, the mid-Atlantic runs months longer: Ocean City's beachfront hotels hold a boardwalk season into October, and Hilton Head Island is swimmable most of the year.
