Halkidiki has a room category most destinations don't: the sharing pool. One pool, split between a row of ground-floor rooms, sold as a feature. It's why "private pool" needs checking here more than almost anywhere in Greece. Six properties are confirmed with a pool that is yours alone – four of them on Sithonia – from €214 a night, and the best is The Danai at Nikiti.

Those are entry rates for the cheapest category with a pool of its own, checked in the September shoulder. Confirmed Sithonia inventory is genuinely thin, so this guide covers all three Halkidiki peninsulas with the Sithonia options first. Which Halkidiki private pool villa should you book?
Book The Danai. It holds 300 meters of private sandy beach at Nikiti behind its own fence, and its Pool Suite is the only genuinely luxury private-pool product on the peninsula. Check Pool Suite availability – the resort has 62 suites and villas in total, only some of them with a pool, and it sells out through July and August.
If the rate decides it, book Nikiti Botanic Pool Suites – every suite has its own pool, from about €214, ten minutes from the same beach town. It's self-catering and small, and it's the cheapest confirmed private pool in Halkidiki.
For a stone villa with a sunset over the Aegean, book Lithos Villas at around €264. If you want design rather than resort, book Ekies in Vourvourou. And if you'd rather be on another peninsula, book Avaton on Athos for quiet or Kappa on Kassandra for choice.

"Sharing pool" is an official category here
In most destinations a resort either gives your room a pool or it doesn't. Halkidiki invented a middle option and sells it by name.
- Portes Lithos at Nea Potidea lists 17 Superior Double rooms with Sharing Pool, all on the ground floor, plus Deluxe Suites with a sharing pool. One body of water, many rooms, and it's in the category title.
- Kappa Resort sells a Suite – 1 Bedroom with shared pool right next to a near-identical Exclusive Suite with a private pool for close to double. The word in the room name is the entire difference.
Neither is dishonest – both spell it out. The problem is that "hotel with private pool Halkidiki" searches return them anyway, and at a glance a photo of a ground-floor room opening onto water looks identical either way.
The rule for this destination: the word you need is "private", and it has to be in the room name. Every property in the table above passes that test on its own listing.
Which leg of Halkidiki should you pick?
Halkidiki is three peninsulas reaching south into the Aegean, and they are genuinely different holidays.
Kassandra is the western leg and the busiest – closest to Thessaloniki, most developed, most nightlife, the widest range of resorts. Kappa Resort sits near its southern tip at Paliouri.
Sithonia is the middle leg and the one most people mean by "the good part": pine forest running down to small coves, far less built up, Vourvourou's islets and Karidi's turquoise water. Four of the six properties here are on it.
Athos is the eastern leg, ending at the monastic republic that non-pilgrims cannot enter. That closure is exactly why the accessible strip around Ouranoupoli is the quietest of the three. Avaton is here.
For a private pool the order is simple: Sithonia has the most options, Athos the most quiet, Kassandra the most choice of everything else.
The Danai
The luxury anchor of the peninsula, and the reason Nikiti shows up in searches at all. The Danai is a fenced beachfront estate with 300 meters of private sandy beach, sun loungers, day beds and beach cabanas, plus three restaurants and one of the largest wine collections in Europe.
Of its 62 suites and villas, some suites and all the villas have a private pool on the terrace. The categories that say so are the Pool Suite at around €1,240, the Executive Pool Suite with direct Sea View above it, and the Danai Villa at roughly €2,950. A standard Suite well below the Pool Suite has no pool – the same trap as everywhere else here, at a higher price point.
Book this one if you want the best private-pool stay in Halkidiki and a beach nobody else can walk onto. Check Pool Suite availability – availability is thin all summer and the pool categories are a subset of an already small property.
Nikiti Botanic Pool Suites
The value answer, and unusually clean: both categories have a private pool, so there is nothing to misread. The Junior Suite with Private Pool is about 35 m² from roughly €214, and the two-bedroom Superior King Suite runs about 65 m² a little higher.
This is a small self-catering property rather than a resort – kitchens, terraces, air conditioning, no restaurant, no spa. Nikiti's beach and tavernas are a short walk, which is the point.
It rates highly with guests and it is the cheapest confirmed private pool in this guide by a clear margin.
Book this one if you want your own pool in Sithonia for the price of a standard hotel room. Check suite availability – two categories in one small property is about as tight as inventory gets in high season.
Lithos Villas
Stone-built villas above Nikiti, each with a private pool and an unobstructed view over the Aegean – the sunset is the reason people book, and the pools face it directly. There is also a large common pool on the property, so check that the category you choose names a private one.
Rates open around €264 for a Deluxe Villa. Every villa has a full kitchen, a furnished terrace or balcony and sea views, and Nikiti Beach is a five-minute walk downhill.
It carries one of the strongest guest ratings in this guide, across far more reviews than The Danai has – for a property at a fifth of the price, that's worth weighing.
Book this one if you want a villa rather than a suite and a sunset from your own pool. Check villa availability.
Ekies All Senses Resort
The design choice. Ekies is a Member of Design Hotels on the water at Vourvourou, the most photographed corner of Sithonia, and it has been doing barefoot-modern Greek since long before the look became standard.
Its private-pool category is singular: the One Bedroom Pool Suite, around €479, with a private plunge pool and a large patio. Everything below it – Junior Suite Patio from about €321, Junior Suite with Balcony, One Bedroom Suite – has no pool of its own.
Vourvourou's islets and the beaches around Karidi are on the doorstep, which makes this the best base on Sithonia for actually getting in the sea rather than staying by the pool.
Book this one if the room's design matters as much as the water in front of it. Check the One Bedroom Pool Suite – it's one category in a small resort, so it goes early.
Avaton Luxury Beach Resort
The quietest option, and the best-value luxury private pool in Halkidiki. Avaton is a Relais & Châteaux property on Komitsa Bay at Ouranoupoli, on the Athos peninsula, right where the road stops being a tourist coast.
Its entry private-pool category is the Deluxe Room With Private Pool from about €316 – less than a Kappa villa and a quarter of The Danai's Pool Suite, at a Relais & Châteaux address. Above it sit a Junior Suite with Private Pool, a Two Bedroom Suite with Private Pool and a Two Bedroom Residence with Private Pool. The cheaper Deluxe Room with Sea View has no pool.
It also has by far the deepest review base in this guide, which for a property this remote says something.
Book this one if you want Relais & Châteaux service, a private pool and nobody around. Check the private-pool categories – note it now trades as Avaton Luxury Beach Resort, not Avaton Luxury Villas, though Booking.com still serves it from the old URL.
Kappa Resort
The widest choice of private pools in Halkidiki by a distance: eleven separate categories name one, from an Exclusive Suite – 2 Bedroom with private pool at about €320 up through two- and three-bedroom villas to a beachfront villa with a heated private pool near the top of the range.
The heated pools matter here. They're what make a May or October booking on this coast work, and almost nothing else in Halkidiki offers them.
Two practical warnings. Kappa also sells a one-bedroom suite with a shared pool – the cheapest rate on the property and the one comparison sites surface. And many dates carry a three-night minimum, so a two-night stopover won't book.
Book this one if you want options, a heated pool, or a villa on Kassandra. Check the private-pool categories – the private beach is a couple of hundred meters from the villas, with free sunbeds and umbrellas.
Two Halkidiki names that come up constantly and don't belong here. Blue Dolphin at Metamorfosi lists its two pools as shared facilities – no private-pool category. Portes Lithos at Nea Potidea is the clearest sharing-pool case: 17 ground-floor doubles and two suites split pools between them, and the room names say so.
When to go
Late May, June and September are Halkidiki's best months – the sea is warm, the pine forest on Sithonia hasn't dried out, and rates sit well below the July–August peak. September is the single best pick: Aegean water at its warmest and the Greek holiday crowds gone.
July and August are the peak in every sense – full resorts, highest rates, and the months when the small pool categories at The Danai, Ekies and Nikiti Botanic simply aren't there. If those are your dates, book the category months ahead rather than the week before.
April, early May and October are the value window, and this is where Kappa's heated private pools earn their premium – an unheated pool on this coast in October is scenery, not a swim. Much of Halkidiki's resort stock closes over winter, so check the season dates before you plan anything from November to March.
Everything here runs from Thessaloniki (SKG): roughly 75–100 minutes to Nikiti and Vourvourou on Sithonia, about 110 minutes to Paliouri on Kassandra, and around two hours to Ouranoupoli on Athos.
Elsewhere in Greece, private pool villas in Santorini has the deepest inventory in the country, Crete is the closest match on price with a longer season, and Mykonos is the opposite of Sithonia in every respect.
