Which Jamaica overwater villa should you book?
For any trip before mid-November 2026, book an Overwater Villa with Infinity Pool at Princess Senses The Mangrove. It is the only overwater room in Jamaica you can actually sleep in right now, and it is not a consolation prize – every one of the 14 villas has a private infinity pool with steps into the sea, a partial glass floor in the bedroom and a 24-hour butler.
Check Princess Senses availability – 14 villas against 401 land suites is a very small slice of the resort, and the winter weeks go first.
For 2027 and later, the decision reopens. If the private pool is what you are paying for, wait for Sandals Caribbean Cay and its Overwater Private Island Butler Villa with Infinity Pool. Princess Senses The Mangrove
Green Island sits on Jamaica's northwest coast in Hanover parish, between Montego Bay and Negril and well away from Melissa's south-coast landfall. The resort came through and is trading normally – it is the reason Jamaica still has an overwater option at all this year.
The overwater inventory is 14 villas against 401 ocean-view suites, in two tiers. Twelve are Overwater Villas with Infinity Pool; two are Princess Overwater Villas with Infinity Pool, which add Platinum Club benefits. There is no no-pool tier here: every overwater villa has its own infinity pool, with steps leading straight from it into the sea.
Inside, the villa is open-concept with a king bed and a partial sea-through glass floor in the bedroom; outside there is an outdoor shower and a terrace over the water. Butler service runs 24 hours and the minibar is stocked as part of the rate.
Two things to weigh. The resort is adults-only, 18 and over – it is not the family option that some Caribbean roundups still call it. And it is big: 14 restaurants, a water park, a nightclub, a private beach. The overwater villas are set apart from the rest of it, which is the point, but you are staying at a large all-inclusive, not a boutique property.
The transfer is the real cost. Green Island is roughly 90 minutes from Sangster International, against 15 minutes for the Montego Bay resorts.

Sandals Caribbean Cay
This is Sandals Royal Caribbean under a new name. The resort has been closed since Hurricane Melissa and is reopening on 18 December 2026 with a new identity built around the feature that always defined it – the short boat ride to its own private offshore island, where the overwater rooms sit.
Two overwater categories, both couples-only with a maximum of two guests:
- Overwater Private Island Butler Villa with Infinity Pool – private infinity pool on the deck, private glass floors, floating water hammocks. This is the only Sandals overwater category anywhere with a pool of its own.
- Overwater Private Island Butler Honeymoon Bungalow – the entry room: glass floor, Tranquility Soaking Tub, hammock, and no pool.
The rebuild is part of a US$200 million reimagination covering this resort, Sandals Montego Bay and Sandals South Coast, adding new room categories, redesigned pools and expanded dining. Reporting on the reopening points to 84 new rooms and 11 dining venues here, plus a reworked private-island experience.
Two honest caveats. Nobody has stayed at the reimagined resort yet, so there are no reviews of the product you would be booking – the ratings you find online describe the pre-Melissa Sandals Royal Caribbean. Sandals South Coast
The Whitehouse property on Jamaica's south coast reopens first, on 18 November 2026, and it is the quiet one: two miles of beach inside a 500-acre nature reserve, roughly an hour from Montego Bay, with none of the north-coast traffic.
Its overwater category is the Blue Mahoe Overwater Butler Villa – hardwood floors, vaulted ceilings, a custom king bed, butler service, and the lowest entry rate of any Sandals overwater room. The name is the trap: despite the word villa, it has a Tranquility Soaking Tub and no private pool. Sandals draws the line by room type rather than by name, and this one sits on the bungalow side of it.
The reopening also brings a new signature pool, several new restaurants, a rum club and a Blue Mountain coffee concept as part of the same Sandals 2.0 program. Its reopening date has already moved once – it was originally set for May 2026 – so confirm before you book flights.

What Hurricane Melissa changed
Melissa made landfall on Jamaica's south coast on 28 October 2025 as a Category 5 storm. Sandals reopened five of its eight Jamaica resorts that December; Sandals Montego Bay, Sandals Royal Caribbean and Sandals South Coast stayed shut for assessment.
Rather than restore them, the company committed US$200 million to reimagine all three – which is why the closures ran far longer than a repair would have. Sandals' other Jamaica properties, including Negril, Ochi, Dunn's River and Royal Plantation, have been operating throughout; none of them has overwater rooms.
The practical effect for this page is simple. Jamaica's overwater capacity went from three resorts to one for most of two years, and returns in stages: South Coast on 18 November 2026, Caribbean Cay on 18 December 2026. Until then there is one answer, and it happens to be the one with a pool on every deck.

When to go
Mid-December to April is Jamaica's dry season and the best window for an overwater stay: least rain, calmest sea and the clearest water under the villa decks. It is also peak pricing, and with 14 overwater villas currently operating on the whole island, availability is the binding constraint rather than the rate.
May to June and late November to mid-December are the value windows, with noticeably lower rates and generally workable weather. Note that the two Sandals reopenings land squarely in that late-November-to-December stretch, so opening dates may price unusually.
June to November is hurricane season, and Melissa is a reminder that the risk is not theoretical. September and October are statistically the most active months. If you book in that window, book flexible rates and travel insurance.
