Four Seasons Resort Hualalai

Hualalai sits on the Kona-Kohala Coast at Kaupulehu, its bungalow-style rooms set into black volcanic rock, and it has the deepest private-pool inventory in Hawaii. Three categories qualify. The Kahuwai Suite, a one- or two-bedroom layout, has an infinity-edge private pool on an extended lanai above Kumukea Beach. The Ho'onanea Villa has its own pool, spa, daybed swing, firepit and beach access. The three-bedroom Makaloa Villa repeats that setup at a larger scale. All three came out of the resort's villa renovation, a program running past $100 million.

Kona Village, A Rosewood Resort

This is the news on this page. Kona Village sat closed for over a decade after 2011, when tsunami damage ended the run of the original mid-century resort. Rosewood and Kennedy Wilson reopened it in 2023 on the same Kaupulehu shoreline, at 72-300 Maheawalu Drive, with 150 hale and kauhale designed by Nicole Hollis. It is a short distance up the coast from Four Seasons Hualalai, which makes the Big Island the only place in the state where two confirmed private-pool resorts are effectively neighbors.

Three categories have a private pool, and all three are four-bedroom kauhale: the Ocean Front Four Bedroom Maheawalu Kauhale, the Ocean Front Accessible Four Bedroom Kumukea Kauhale, and the 'Ohana Pool Four Bedroom Kauhale. Each comes with a private pool, hot tub, fire pit, full kitchen, 4.5 bathrooms, an outdoor rain shower and butler service; the 'Ohana Pool unit runs to roughly 3,101 sqft. That is a house, not a suite, which makes this the group and multi-generational answer on the Big Island rather than the couples one.

One honest caveat on price. The resort's general base rate averages around $2,139 a night, with deals from about $1,395 – but that is the base rate for the non-pool categories, not the four-bedroom kauhale, and Rosewood does not publish the kauhale rate openly. Expect a substantial step up. A resort fee of $95 a night applies to bookings from 1 December 2025 onward.

Each is a 4,000 sqft, two-master-suite unit with its own pool and spa, a private entrance, a gated driveway and a dedicated butler running the in-unit kitchen. Five units is the smallest confirmed private-pool inventory in the state, which is the appeal and the problem in one line: nothing else here comes close for privacy, and nothing else here is harder to book. Rates for the Bungalows start around $5,500 a night, against a property base rate near $829.

Timbers Kauai Ocean Club and Residences

Timbers is the only confirmed private-pool property on Kauai, part of the 450-acre Hōkūala community on the island's east side. It has four residence categories – Maliulā, Kaiholo, Lāola and Lāola Nani – and only the Lāola Residences have a private plunge pool as standard. The other three offer private lanais and ocean or mountain views, and no pool of their own.

A Lāola Residence is a three- or four-bedroom, bi-level townhome above the resort's oceanfront 15th hole, with folding glass walls, an outdoor shower and the plunge pool on its deck. The property has earned a MICHELIN Key in two consecutive years and sits a six-minute walk from Kalapaki Beach.

The practical advantage nobody mentions until they land: Lihue Airport (LIH) is a few minutes from the resort, the shortest transfer of any property in this guide by a wide margin. Against 20–40 minutes on the Big Island and 30–40 on Maui, that is a real gain on a short trip.

Kea Lani solves the problem the rest of this page describes by not having a second option. All 37 villas include a private courtyard with its own plunge pool, plus a barbecue grill, a full kitchen and a separate living area – two- or three-bedroom, two-story layouts of 1,800–2,200 sqft, with no villa category at the property that lacks a pool. They sit inside Hawaii's only all-suite and villa oceanfront resort, a short walk from Polo Beach in Wailea.

Villa stays include daily breakfast at Kea Lani Restaurant, with the number of covers scaling by villa size – a real line item for a family of six on a week-long trip.

The entry point is around $1,000, and unlike everywhere else on this page that figure is for a villa with a pool rather than a base room. Kahului Airport (OGG) is 30–40 minutes away depending on traffic through Kihei.

Why a private pool in Hawaii costs several times the room rate

Line these five up and the pattern is not the island, it is whether the pool was designed in or added on.

At four of the five, the private pool is a top tier rather than a house style. Four Seasons Hualalai has three qualifying categories out of a much longer list. Mauna Lani has five Bungalows against 14 room categories. Timbers Kauai has one residence type out of four. Kona Village, the newest build here, still restricted its pools to three four-bedroom kauhale out of 150 units. In each case the pool is attached to the largest, most separate unit on the property – a standalone bungalow, a four-bedroom house, a bi-level townhome – so you are paying for the footprint, and the water arrives with it.

Fairmont Kea Lani is the exception, and it works because the villas are a distinct wing rather than a category inside the main resort. When every unit in a wing has the same courtyard, there is no premium to charge for the pool specifically – it is simply what a villa is there.

Geography does the rest. All five properties sit on leeward, dry coasts – Kona-Kohala, Wailea, Lihue's south-facing shoreline – because those are the sides of the islands where an outdoor pool is usable most of the year.
