Best Private Pool Villas in Lefkada, Greece (2026)

There is no Four Seasons on Lefkada, no Belmond, no Luxury Collection – and no branded hotel of any kind with a private pool. The island's entire private-pool market is five independent villa properties, most of them family-run, none with a reception desk in the sense Rhodes or Corfu would recognize. That changes what you book and how.

Two consequences follow from that. There is no on-site restaurant, spa or concierge at any of them, so a rental car is not optional – and unit counts are tiny, with Okeanos at six villas, Karya at four and Kathisma Bay at two.

Which Lefkada private pool villa should you book?

Book Okeanos Luxury Villas. It is the most complete private-pool product on the island: all six villas have a large private infinity pool on the edge of a 200-meter sea cliff, with no shared-pool exceptions and no ambiguity about which category qualifies. Check Okeanos availability first – six villas on an island this popular is a genuinely small number.

If the rate matters more than the cliff, book Karya Villas, the highest-rated property on Lefkada, in a mountain village at a fraction of Okeanos's price. If you want the biggest pool, book Kathisma Bay. If you are a group of six or more, book Thealos Village, which runs villas up to five bedrooms.

Okeanos Luxury Villas

Okeanos sits on the edge of a 200-meter sea cliff near Athani on the west coast, and it is the one property here with no asterisk attached.

All six villas – including the Oak Villa and Vine Villa categories – have their own large private infinity pool with an uninterrupted sea view, a deck terrace, pergola and outdoor dining for up to eight. There are no shared-pool exceptions to check for.

Guest ratings are near-perfect for location and cleanliness. Porto Katsiki and Egremni, the beaches Lefkada is famous for, are close by.

What it does not have is a hotel: no restaurant, no spa, no reception. The west-coast cliff road is also the longest drive from the airport of anything on this list.

Book this one if you want the island's best view from your own pool and will drive for it. Check Okeanos rates.

Karya Villas

Karya Villas is four villas in the mountain village of Karyá, each with its own private pool and dedicated parking. It carries the highest guest rating of any private-pool property on Lefkada.

Guests single out the garden, the barbecue area and an outdoor heated hot tub alongside the pool – unusual at this rate.

Karyá itself is inland: a plane-tree square, tavernas, and a genuinely different character from the coastal properties. The coast is a short drive in either direction.

At around €250 it is roughly half of Okeanos for a comparable amount of private outdoor space, which is the trade the setting buys you.

Book this one if you want the best-rated stay on the island rather than the most dramatic. Check Karya Villas ratesfour villas, and they are the reason this property rates as highly as it does.

Kathisma Bay Villas

Kathisma Bay is two contemporary villas on a secluded hillside directly above Kathisma Beach on the west coast: Villa Oceanos and Villa Helios.

Each has a 10 m by 5 m private infinity pool – the largest private pool on this list by a clear margin – heated during spring and late autumn, weather permitting. Each villa runs 135 m² over two levels with three bedrooms, two bathrooms, and sleeps six to seven.

The two villas are booked as separate listings, so if Villa Oceanos is unavailable for your dates, check Villa Helios rather than assuming the property is full.

Kathisma Beach is about 1 km away – 15 minutes on foot or two by car – with Agios Nikitas village 2 km on for tavernas and shops. Rates are quoted by date rather than published, and there is a seven-night minimum in season.

Book this one if you want to swim lengths rather than cool off. Check Villa Oceanos rates.

Thealos Village

Thealos Village overlooks the fishing village of Lygia on the east coast, and it is unusually clear about which of its units qualify – rarer than it should be in this market.

Seven independent villas with two to five bedrooms each come with their own private garden and swimming pool. The property's separate apartments share two communal pools instead, and Thealos says so plainly.

That explicit villas-versus-apartments split removes the main booking risk on this island, where the distinction is often left vague.

The range is the other advantage: couples and groups of ten can both find a matching villa at the same property, which nothing else here offers.

Book this one if there are more than four of you. Check Thealos Village rates.

Lefkada Villas by Omikron Selections

Omikron Selections runs a small complex in the mountain settlement of Vavkerí, with long views over the sea, the island of Scorpios and the surrounding peaks. Reviews consistently name the private pool and that view as the reasons to come.

Two honest caveats, both worth knowing before you book.

Most, though not confirmed as all, villas here include a private pool – so check the specific villa's listing rather than the property page if the pool is the deciding factor.

And guest feedback repeatedly flags the access road as being in poor condition, which is worth factoring into your rental car choice.

Book this one if the view matters most and you will verify the villa. Check Lefkada Villas rates.

Heads up

Lefkada's villa properties use near-identical names, and the OTAs make it worse. There are several unrelated listings called simply "Lefkada Villas"; the property in this guide is specifically Lefkada Villas by Omikron Selections in Vavkerí. Match the village, not just the name, before you pay – and at Thealos, confirm you are booking a villa rather than one of the shared-pool apartments.

What "no branded hotels" actually means for the trip

On Rhodes or Corfu, a private-pool stay comes with a building full of staff. On Lefkada it comes with a key and a phone number.

That is mostly good. You get more space, more privacy and a lower rate than the branded equivalent – Karya at around €250 would not buy a pool suite on Santorini.

It also means no restaurant, no room service, no spa and no front desk at any of the five. Every evening is a drive, and the west-coast properties are on winding roads that are not fun after dinner.

The other consequence is supply. Six villas, four villas, two villas – these are the actual inventory numbers, and there is no larger sister property to fall back on. Shoulder-season dates go months ahead, which is unusual for an island this size.

One practical upside: Lefkada connects to the mainland by causeway, so unlike most Greek islands there is no ferry in the plan.

When to go

May–June and September are Lefkada's best months. Warm enough for daily pool use, with Porto Katsiki and Egremni far emptier than at the July–August peak.

July and August fill the west-coast beaches and the villa calendars together. With unit counts this small, peak dates are effectively a spring booking decision.

Heated pools matter here. Kathisma Bay heats its pools in spring and late autumn, which extends the usable season at the edges – most of the others do not.

Preveza Aktion (PVK) is the gateway, 30–60 minutes depending on which coast you are heading for. Lefkada is also reachable by road from the mainland via the causeway.

For the rest of the Ionian, Kefalonia puts its three hotels in one corner, Zakynthos clusters four on the north coast, and Corfu is the largest market of the four. On the facing mainland, Parga is the closest alternative.
