Zakynthos has a naming problem that costs people money. Several of its private-pool properties have a near-identical sister hotel down the road with a shared pool – Kozanos and Kozanos II being the clearest trap – and the booking sites do not always separate them. Four north-coast properties are confirmed with a pool exclusive to your unit. Getting the exact name right matters as much as picking one.

All four sit on the north coast, between Volimes and Alykanas – the end of the island the Shipwreck Beach and Blue Caves boats leave from, and roughly 30–50 minutes from the airport on the south side.

Which Zakynthos private pool villa should you book?

Book Emerald Villas and Suites. It is the highest-rated property on the island in this niche, and its four two-floor villas each have a fenced private pool rather than an open terrace one – which is the difference between a pool you use and a pool you are visible in. Check Emerald availability first – four villas, on the busiest stretch of the north coast.

If design matters more than space, book Yoma Cove Suites – five cave-style suites cut into the cliff, each with its own pool. If you want adults-only at the lowest rate on the island, book Kozanos Suites with Private Pool (the exact name matters – see below). If you want a real spa attached, book Aliv Stone.

Emerald Villas and Suites

Emerald is four two-floor villas above Agios Nikolaos on the far north coast, each with its own fenced private pool, garden and terrace. The fencing is the detail worth paying for: these are pools you can actually use unobserved.

Interior space runs to roughly 105 m², with about 185 m² of private outdoor space including the pool, and the largest villas sleep up to eight across four bedrooms.

It holds the strongest guest rating of any confirmed private-pool stay on the island, with the setting and the staff drawing the most consistent praise.

Agios Nikolaos Beach is a 12-minute walk, and the Shipwreck Beach and Blue Caves boat trips leave from this stretch of coast.

Yoma Cove Suites

Yoma Cove is five suites built into the cliffside at Volimes – three Junior and two Superior – each carved cave-style into the rock with its own private pool and patio. Five suites, five pools, no shared arrangement to check.

It reads more as a design retreat than a hotel, and that is the point. Reviews single out the setting, the quiet and the service, with couples rating the location particularly highly.

What you give up is scale: no spa, no restaurant program, no resort facilities. This is a property for people who want to be left alone.

Kozanos Suites with Private Pool

Kozanos Suites with Private Pool is a small adults-only property at Amoudi, near Alykanas, built in 2021 as a handful of two-level maisonettes. Each has a double bed upstairs, two singles on the ground floor, and its own private pool accessed directly from the balcony.

At around €150 it is the most affordable confirmed private pool on Zakynthos by some margin, and Ammoudi Beach is a short walk away.

Now the important part. There is a separate, larger sister property nearby called Kozanos Hotel & Suites, also known as Kozanos II. It is family-oriented, it has a shared child's pool, and it has no private pools. It is not this property and it is not in this guide.

The two are listed separately on the booking sites, and on at least one of them the sister property is the easier of the two to find. Check that the listing you are on says Suites with Private Pool and shows the maisonettes.

Aliv Stone Suites and Spa

Aliv Stone sits above Varvara on the north coast, a stone-built boutique property with direct beachfront access and a genuine spa – sauna, steam room and hammam.

The Grand Suite with Private Pool is the confirmed category, with a large stone-terraced pool and uninterrupted Ionian views.

Of the four here it leans hardest toward a wellness stay, pairing the private pool with a proper treatment program rather than the design-led minimalism of Yoma Cove or the villa format at Emerald.

It also carries the lowest guest rating of the four, which reflects the whole property rather than the pool suite specifically.

Heads up

Zakynthos is unusually full of near-identical property names, and the booking sites do not always disambiguate them. Kozanos Suites with Private Pool is not Kozanos Hotel & Suites / Kozanos II (family-oriented, shared child's pool, no private pools). There is also a separate "Emerald Deluxe Villas" listing distinct from Emerald Villas and Suites, and a "St John Villas" alongside "St John Suites" over at Tsilivi. Match the full property name and the village before you pay.

Two more the island advertises, and why they are not here

Search "Zakynthos private pool" and two Tsilivi names come up repeatedly. Both were checked; neither made this list.

St John Suites (Tsilivi) is widely described as having a private pool with every suite, and it may well do – but its own site was unreachable, its Booking listing describes rooms as having "pool views" rather than private pools, and no named pool category could be confirmed. It also has a similarly named sister, St John Villas. Worth a look, but verify the exact category with the hotel before booking.

Zante Maris Suites (Tsilivi) is explicit that its swim-up pools are "private or shared among a few units" depending on the suite. A pool shared among a few units is not a private pool, and there is no way to tell from the listing which you are getting.

That is the pattern on this island. Where a property is confident about a private pool, it says so in the category name – Kozanos Suites with Private Pool, Grand Suite with Private Pool. Where the wording goes vague, assume the pool is shared until the hotel tells you otherwise in writing.

When to go

May–June and September–October are the island's best months for a private-pool stay: warm enough to use the pool daily, with calmer seas for the Shipwreck Beach and Blue Caves boats and none of the July–August day-tripper pressure.

July and August bring both crowds and peak rates, and these are very small properties – Yoma Cove has five suites, Emerald four villas.

Most north-coast properties run roughly April to October, so shoulder-season dates at the smallest ones are worth booking well ahead.

Zakynthos International Airport (ZTH) is on the south side, 30–50 minutes from all four depending on traffic through Zakynthos Town.

For the rest of the Ionian, Kefalonia clusters three hotels near its airport, Lefkada runs entirely on independent villas, and Corfu is the largest market. In the Cyclades, Naxos and Mykonos offer a different island character at higher rates.
