Best Private Pool Villas in Belize (2026)

Belize keeps its private-pool stays on two coasts that don't connect by road: Ambergris Caye, a short flight or water taxi from Belize City, and the Placencia Peninsula in the far south, which has its own airstrip. Four resorts are confirmed with a pool that belongs to the unit rather than the resort, two on each coast, and at all four it sits in a villa or beach-house tier – never a standard room. Published rates for a pool unit run from $495 to $1,449.

One number in that table doesn't buy a pool. Itz'ana's entry rate is a Deluxe Room, and the cheapest Itz'ana unit with water outside the door is the One-Bedroom Marina Villa, a tier up. Every other from-price here is the real entry point to a private pool, outside the December–April peak. The private pool villas hub applies the same test everywhere else.

Which Belize private pool villa should you book?

For most travelers, book Victoria House Resort & Spa. It's the highest-rated property on this list, it sits on the beach south of San Pedro town with the Belize Barrier Reef offshore, and its pools are genuinely private: Casa Playa Blanca has its own infinity-edge pool and sundeck, and the five-bedroom Casa Azul has a second one. Check Victoria House availability – this is a 42-room resort with a handful of named villas, so the dates decide it rather than the other way round.

If the budget is the constraint, book Naïa Resort and Spa – the only property here where a private plunge pool starts under $500. If you're six people who want three bedrooms and a brand behind the booking, book Alaia Belize. If you want to tie a boat up outside your own front door, book Itz'ana.

Victoria House Resort and Spa

Victoria House is the smallest operation on this list and the best reviewed: 42 rooms on the beach south of San Pedro, running from thatched-roof casitas up to stand-alone villas with their own pools, plus two resort pools, a four-treatment-room spa and the Palmilla restaurant.

Two villas carry a genuinely private pool. Casa Playa Blanca is a two-bedroom, 1,442 sq ft house for four, with a private infinity-edge pool and sundeck facing the Caribbean. Casa Azul is the five-bedroom version, over 3,500 sq ft, with its own pool set in the gardens. Both are booked as whole houses, and 2026 seasonal rates open around $1,430 before Belize's 9% hotel tax and 10% service charge – worth adding to the mental total before comparing it against a rate elsewhere that quotes them included.

Book this one if you want the best-rated address on Ambergris Caye and a pool nobody else can walk up to. Check Victoria House rates – a handful of qualifying villas in a resort this well regarded is thin supply in the winter window.

Naia Resort and Spa

Naïa is the value pick, and the only Belize resort here that publishes its rate card by season. The One Bedroom Beach House comes in three versions: without a pool from around $395, with a pool and a beach view from around $495, and with a pool right on the beachfront from around $550 in low season. Peak and holiday weeks roughly double the beachfront figure.

The houses themselves run about 843 sq ft for two, with an outdoor garden shower and direct beach access, and the pool ones add a private plunge pool on the veranda. Groups scale up through the same beach-house format to Solana, a six-bedroom house with its own pool.

Geography is the trade-off. The resort covers 19 acres inside the 224-acre Cocoplum community at Mile 17.5 of the Placencia Peninsula, north of Seine Bight – quiet and self-contained, but a 15-minute drive from Placencia Village and its airstrip, so plan on a golf cart or the resort shuttle if you want to eat in the village. Book this one if you want a real private pool without a four-figure nightly rate. Check Naïa availability – the pool and non-pool beach houses share a category name, so confirm which one you're holding.

Alaia Belize, Autograph Collection

Alaia is the branded option: a Marriott Autograph Collection resort at the south end of San Pedro Town, a five-minute drive from John Greif II Airport, with complimentary arrival and departure transfers, six dining venues, the K'in Spa and three pools – one of them Belize's first suspended adults-only rooftop pool, wrapped around a rooftop bar with 360-degree views.

Exactly one room category here has water of its own. The Oceanfront 3 Bedroom Villa with Plunge Pool runs to over 2,500 sq ft, with three king bedrooms, three ensuite bathrooms, a full kitchen and a plunge pool on its own terrace, sleeping six from around $1,449. The Vista studios and suites and the Reef House suites don't have one – the Reef House units share a pool of their own, which is a different promise.

It's also the lowest-rated of the four properties on this page, with value for money the weakest part of the score. That reads about right: you're paying for the brand, the town-side location and the rooftop, and getting one villa category with a pool. Book this one if you're a family or two couples who want three bedrooms, a full kitchen and a five-minute transfer from the airstrip. Check Alaia Belize rates – the villa tier is a small slice of the resort and the December–April window clears it early.

Itzana Resort and Residences

Itz'ana has the deepest private-pool inventory in the country, and the most unusual reason to book one. It's a Small Luxury Hotels of the World member of about 60 rooms in Placencia Village, built around its own marina – and every Marina Villa has both a private plunge pool and a dedicated boat dock, from the 1,250 sq ft one-bedroom for two up to a 4,000 sq ft four-bedroom sleeping eight.

The beach side works differently. The Two Bedroom Beach Villa is 3,375 sq ft for six and carries two bodies of water – a private lap pool and a separate plunge pool down on the sand – alongside a full kitchen, an interior garden and an outdoor BBQ. The penthouses add terrace plunge pools, and the resort also rents Coral Caye, a private island offshore that sleeps ten.

Know the layout before you pick a villa: the marina villas sit across the road from the beachfront core, away from the main pool and restaurants. That's the price of the dock, and it's a fair trade if you're on the water anyway – less so if you wanted to walk from the pool to the sea. Book this one if you're arriving by boat, or want four bedrooms with a pool that isn't in the Caribbean's priciest bracket. Check Itz'ana availability – ask for the Marina Villa or the Beach Villa by name, because the entry Deluxe Room has no pool at all.

Heads up

In Belize, "villa" and "private pool" are not the same booking. At Naïa the One Bedroom Beach House is sold with or without a plunge pool under the same category name, at different rates. At Alaia only the Oceanfront 3 Bedroom Villa qualifies. At Victoria House it's specific named houses, not the villa collection as a whole. Get the pool named on the reservation before you pay a villa rate.

Why the pool in Belize comes with a house, not a room

Look at what these four resorts actually sell and the pattern is hard to miss. Every confirmed private-pool unit in Belize is house-shaped – a full kitchen, multiple bedrooms, its own front door, a name rather than a category number. Casa Playa Blanca. Solana. The Marina Villa. The Oceanfront 3 Bedroom Villa.

That's a function of how the country built its luxury stock. These are small resorts – 42 rooms at Victoria House, around 60 at Itz'ana – and their pools weren't retrofitted onto room inventory the way a Mexican or Dominican mega-resort adds a swim-up tier. They were designed into stand-alone residences, several of them inside residential communities: Itz'ana's units are literally sold as Residences, and Naïa sits inside the Cocoplum community rather than owning the whole peninsula.

So the practical rule here is different from the rest of the region. Elsewhere you pick a room category. In Belize you pick a house, then confirm that this particular house is one of the ones with water outside it. It also means supply is genuinely small: four properties, and within each one a handful of qualifying units.

For the same product at a bigger scale, Punta Cana's private pool villas run to four resorts in one destination, one of which puts a plunge pool in all 92 rooms. Closer to home, Costa Rica is the Central American alternative if rainforest matters more than reef.

When to go

December through April is Belize's dry season and the best window on both coasts – clearest water for the Barrier Reef off Ambergris Caye, most reliable sun in Placencia, and the period when the small pool inventory above sells out first.

Placencia has a second season worth timing. Whale sharks aggregate at Gladden Spit, 22 miles offshore, from mid-March to mid-June, drawn by snapper spawning around the full moon, with April and May the strongest months. If that's the trip, book the room to the moon calendar rather than the school holidays.

May through November is wetter, and the Atlantic hurricane season peaks August through October. Getting there splits by coast: Ambergris Caye is served by San Pedro's John Greif II Airport (SPR), a short hop or water taxi from Belize City, with Alaia five minutes from the airstrip; Placencia has its own airstrip (PLJ), 15 minutes from Naïa and closer still to Itz'ana.

If Belize's four-property shortlist feels thin, it isn't unusual for this part of the map – St Vincent and the Grenadines comes down to a single confirmed hotel, and the Caribbean private pool villas roll-up compares the region island by island.
