Every resort on this coast opened in the last three years, and the list has doubled since the last update. Six now sell a villa with a pool of its own – and the cheapest, at roughly half the next rate, has no guest reviews at all yet. Shebara is the one to book: overwater villas on a private island, and the only property here with both a private pool in every villa and a real review base behind it.

Two of those carry no rating band on purpose. Rosewood AMAALA has not accumulated a single guest review yet, and Four Seasons AMAALA has barely more – showing a precise number for either would imply an agreement that doesn't exist. The private pool villas hub runs the same test elsewhere.
Which Red Sea resort should you book?
Book Shebara. Its One Bedroom Beach Villa opens around $1,798 and its One Bedroom Over Water Villa around $1,997, and the resort's own material confirms every villa has a private pool and direct water access. It is the highest-rated property on this coast on a review base large enough to mean something, and the mirrored overwater villas are the image the whole destination is selling. Check Shebara availability – it is on Booking.com now, which was not true a year ago.
If the rate decides it, book Rosewood AMAALA at roughly half of anything else here – accepting that nobody has reviewed it yet. If you want desert instead of water, book Six Senses Southern Dunes. If you want adults-only and all-inclusive, book Miraval.

Four Seasons AMAALA sells a One Bedroom Lagoon Pool Villa at the same 103 m² as its One Bedroom Private Pool Villa, roughly $500 cheaper, with no private pool in its room facilities. On this coast the word that matters is Private, not Pool.
Shebara Resort
The destination's signature property and, as of this update, a genuinely bookable one. Shebara sits on its own island between AlWajh and Umluj, reached through Red Sea International Airport, and its mirrored spherical villas standing over the water are the picture most people have in mind when they picture this coast.
Four categories are sold: the One Bedroom Beach Villa (around 103 m², from roughly $1,798), the One Bedroom Over Water Villa (103 m²), the Two-Bedroom Beach Villa (196 m²) and the Two Bedroom Overwater Villa (188 m²). The resort's own site states that each villa offers direct water access, a private pool and uninterrupted views – there is no non-pool category.
One data note worth stating rather than hiding: Booking.com's room facilities do not list the private pool on any of these four categories, and two of them show a pool view instead. Every row on the page renders its facilities, so this is a gap in Booking's data rather than a failed page load – the operator's own description is what confirms the pool. It is the same gap this sweep has hit at Alila's two Oman properties.

Rosewood AMAALA
The cheapest private pool on the Red Sea by a wide margin, and the biggest unknown. Rosewood AMAALA sits in the AMAALA development at Triple Bay, and it sells nine separate private-pool categories – more than any other property in this guide.
The ladder starts remarkably low for this coast: the Sea View Private Pool Pavilion at around 62 m² from roughly $888, then the Sea View Private Pool Suite, the Sea Front versions of both, the Asaya Lodge with Private Pool and Signature Asaya Lodge at around 109 m², the Sea View and Sea Front Private Pool Villas, and a Sea View Two Bedroom Private Pool Villa at around 180 m². Every one has "Private Pool" in the name and the facility flag to match.
The caveat is the whole caveat of this destination. Booking.com says plainly that it cannot calculate a review score because the property has not received a single review yet. Everything above is verifiable about the rooms; nothing is verifiable about the experience.

Nujuma, a Ritz-Carlton Reserve
The private-island option within The Red Sea Project, on the Ummahat archipelago, and the cleanest room list here: all four categories have a private pool, so there is nothing to get wrong.
They are the One-Bedroom Sunset Beach King Villa (around 150 m², from roughly $1,707), the One-Bedroom Water King Villa with Private Pool and Sea View, the One-Bedroom Sunset Water King Villa with Sea View, and the Two-Bedroom Reserve Beach Villa at around 228 m².
Correct one figure from older versions of this guide: the entry rate is not close to $3,000. The Sunset Beach Villa opens near $1,707, which puts Nujuma below Six Senses and Four Seasons rather than at the top of the market. Its review base is still thin, so treat the rating as early evidence.

Six Senses Southern Dunes
The one that isn't on the water. Southern Dunes sits inland near Umluj, built into the desert with architecture shaped after the surrounding dunes, which makes it the obvious pairing with an island stay rather than a competitor to one.
Six categories have a private pool: the One-Bedroom Pool Villa (around 90 m², from roughly $1,981), the One-Bedroom Sunset Pool Villa, the Two-Bedroom Pool Villa and Two-Bedroom Sunset Pool Villa (around 140 m²), The Retreat and The Sunset Retreat (around 249 m²), and at the top The Sunset Reserve at around 400 m².
Below them sit the Wadi King Room, Wadi Twin Room and Wadi Suite – no private pool, several hundred dollars cheaper, and the easiest mis-book here.
It also holds the strongest rating on this coast built on a meaningful number of stays, which on a coast this new is worth something on its own.

Four Seasons AMAALA at Triple Bay
The widest mix of suites and villas, and the property with this guide's sharpest trap. Four Seasons opened at Triple Bay in mid-2026 and sells thirteen categories – five with a private pool, eight without.
The five are the One Bedroom Terrace Suite with Private Pool (around 112 m², from roughly $2,051), the One Bedroom Private Pool Villa (103 m²), the Four Seasons Two Bedroom Suite with Private Pool (225 m²), the Two Bedroom Villa with Private Pool and the Two Bedroom Beach Villa with Private Pool (both around 192 m²).
Then there is the One Bedroom Lagoon Pool Villa. It is the same 103 m² as the One Bedroom Private Pool Villa, roughly $500 cheaper, sits directly above it in the price list, and its room facilities carry no private pool – the lagoon is the resort's, not yours. Every other row on that page renders a facility list, so this is a real difference and not missing data.
Its guest rating rests on almost no stays, which is why the grid shows no band for it.
Book this one if you want a suite rather than a villa – and you buy a category with "Private" in the name. Check Four Seasons AMAALA rates.
Miraval The Red Sea
Open now, despite most coverage still listing it as forthcoming. Miraval sits on Shura Island and runs as an adults-only, all-inclusive wellness resort – a different proposition from everything else here, where the programming is the product and the villa is the base.
Three categories have a private pool: the Reflection Villa at around 99 m² from roughly $3,377, the Discovery Villa at around 121 m², and the Connecting Villa at around 219 m². Everything below them – the King and Twin Rooms in their various views, and the one- and two-bedroom Suites – does not, and the rooms start near $1,555.
That gap is the thing to weigh: the step from a room to the cheapest pool villa here is over $1,800 a night, the steepest pool premium on this coast by some distance.

Two names that aren't bookable yet
Raffles The Red Sea on Shura Island is widely trailed with 33 villas and private terraces, and it is not yet sold through the booking engines – its page resolves to a search fallback rather than a property listing. Treat announcements as announcements until a rate appears.
Four Seasons Private Residences Red Sea is not a hotel category. Like the Four Seasons Private Residences in Bahrain Bay, it is branded real estate rather than bookable inventory, and it does not appear on Booking.com under any listing. "Residences" in a Gulf property name is worth checking before you plan a trip around it.
What a destination this new means for booking
The honest summary of this coast is that the rooms are verifiable and the experience isn't yet. Every category above was checked against a live booking page; the room names, sizes and pool status are solid. What you cannot get here is the thing you'd normally lean on hardest – a large body of guests telling you whether the place delivers.
Two of the six have essentially no reviews. Two more have thin ones. Only Shebara and Six Senses Southern Dunes have enough to argue from.
That has a practical consequence. If you want reassurance, pay more and book Shebara or Six Senses. If you want value and can absorb the risk, Rosewood AMAALA is less than half the price of anything comparable – and if it disappoints, it will do so at a rate the rest of this coast doesn't offer.
Elsewhere in the region, Oman has a deeper and far better-evidenced pool-villa market across four regions, Bahrain has the Gulf's best-value all-villa property, and Dubai is the established comparison for brand-new luxury at scale.
When to go
October through April is the window. Warm but manageable for pool time, and the right conditions for the coral reefs these resorts are built around.
May to September is severe, regularly above 40 °C. Rates fall, and a private pool helps more than it would in a milder climate, but the outdoor programming most of these resorts are built on becomes hard work.
Access is unusual and worth planning around. Red Sea International Airport (RSI) serves The Red Sea Project properties – Shebara, Nujuma, Six Senses Southern Dunes and Miraval – and AMAALA has its own airport for Rosewood and Four Seasons at Triple Bay. Most guests fly in directly rather than connecting through Jeddah, and island properties add a boat or seaplane leg on top.
Two things that are the same at every property here: alcohol is not served, which is nationwide policy rather than a resort choice, and there is essentially nothing outside the resort gates. This is not a coast where you go out for dinner.
