Dubai's private pool villas sit on two addresses: Palm Jumeirah, where Anantara, One&Only and Sofitel each offer villas with dedicated private pools on the frond, and Jumeirah Bay Island, where Bulgari occupies an exclusive peninsula with 20 villas each built around a private pool. All four properties are on Booking.com. This guide covers confirmed villa categories, 2026 prices and what separates each property.

Bvlgari Resort Dubai
Bvlgari Resort Dubai sits on its own private peninsula on Jumeirah Bay Island – a 1.7 km artificial island connected to Jumeirah Beach Road by a dedicated bridge. The 20 villas are the defining feature of the property: each is a standalone unit with its own private pool, positioned around the island's perimeter with sea views on multiple sides. The entry category is the One Bedroom Beach View Villa at 175 sqm – a walled garden compound with a temperature-controlled private pool, steps from the beach. Step up to the Three Bedroom Bvlgari Villa at 540 sqm for a spectacular oval pool, private home cinema, indoor hydromassage and hammam.
The resort is top-rated on Booking.com, with couples rating the location especially highly – the highest location score of any luxury hotel in Dubai. The property houses the Bvlgari Il Ristorante, a Niko Romito outpost that carries its own reputation independent of the hotel, and a 1,700 sq yd spa with indoor pool. The aesthetic – polished Italian marble, Bvlgari silverwork, minimal ornamentation – is consistent from the lobby through to the villa bathroom fittings.
The Jumeirah Bay Island location is the one trade-off: you are 20 minutes from Palm Jumeirah and further still from Downtown. Guests who want to spend most of their stay within the villa and on the beach will not feel this; guests who want to move around the city will need to factor transfer costs into the daily budget.
One&Only The Palm
One&Only The Palm occupies the tip of Palm Jumeirah's crescent, and the Two Bedroom Villa is the hotel's private pool category: a standalone villa with a private temperature-controlled swimming pool under a majlis-style gazebo, steps from the beach. The architecture draws on Moorish and Andalusian influences softened with contemporary finishes, making it one of the most visually coherent hotels on the Palm. The property is highly rated on Booking.com and was awarded the #1 Resort in the Middle East by Condé Nast Traveler in 2024.
The dining program is the strongest of any hotel on this list: Yannick Alléno (three Michelin stars) oversees the culinary output across the resort's restaurants, a level of gastronomic credibility that is unusual for a beach resort. The private pool is genuinely private – enclosed and not visible from public areas. The temperature control means the pool is usable year-round, including Dubai's summer months when ambient temperatures regularly exceed 40°C.
The resort keeps its room count intentionally small, which drives the personal service quality that separates it from larger Palm properties. The Two Bedroom Villa books out during peak weekends (December–February, New Year's Eve); 60–90 day advance booking is the realistic minimum for these dates.
Anantara The Palm Dubai Resort
Anantara The Palm is the most accessible private pool villa option on the Palm: the One Bedroom Beach Pool Villa starts around $900–$1,200/night and includes a private infinity pool in an enclosed beachfront garden. The pool is exclusively for that villa's guests and is not connected to the resort's main pool areas. Step up to the Two Bedroom Beach Pool Villa for a larger terrace and a second bedroom – the most practical configuration for couples who want extra space or for two couples traveling together.
The resort is the most-reviewed property on this list, which gives a more statistically stable picture of the guest experience than the boutique hotels above. It rates consistently well across cleanliness, comfort, location and staff, with value for money the relative weak spot, reflecting the premium nature of the Palm Jumeirah address. The Anantara Spa on-site and the overwater bungalow accommodation option (separate from the villa category) give the property more variety than most Palm hotels.
The floating breakfast in the villa pool is among the most-photographed experiences in Dubai; the Anantara team executes it reliably for villa guests. Book the villa directly with the hotel or via Booking.com to confirm pool villa category at reservation rather than as an upgrade request on arrival.
Sofitel Dubai The Palm
Sofitel Dubai The Palm's Beach Villa is the largest private pool accommodation on this list: four bedrooms (including a master suite), a private pool and Jacuzzi on a shaded sundeck, and direct beach access on Palm Jumeirah's western frond. At $3,000+/night it is priced for groups or families rather than couples, and the footprint – multiple bedrooms around a central pool terrace – reflects that design intent. The Sofitel brand positions this property in a French art-de-vivre aesthetic, and the villa keeps that character with its lounging deck and indoor-outdoor flow.
The property is part of Accor's Sofitel portfolio, which means Le Club points accumulation and redemption applies; for frequent Accor stayers the effective rate per night can be lower than the rack rate. The Palm Jumeirah location on the western crond puts guests within proximity of the main Palm attractions without the isolation of the crescent tip (where One&Only sits). The Sofitel's beach is calm, swimmable and privately maintained for hotel guests.
For families of 6–8 or groups of friends splitting a villa, the four-bedroom format with a shared private pool makes the per-person cost competitive with other Palm hotel rooms at this tier.
When to go
For Indian Ocean luxury alternatives, Seychelles has four all-villa properties including Anantara Maia and Four Seasons, and the Maldives offers the widest overwater and pool villa selection. Closer to the region, Marrakech has Royal Mansour and Amanjena. Full guide at the private pool villas hub.
November through April is the window for Dubai private pool villas: temperatures hold between 18°C and 30°C, humidity is manageable, and the private pool complements the outdoor terraces rather than competing with 42°C ambient heat. December through February is peak season with the highest rates and the lowest villa availability – particularly at Bulgari, which has only 20 villa units. The summer months (June–September) bring extreme heat but significantly lower rates; the pool becomes more central to the stay rather than secondary, and indoor dining and spa time fill the midday hours. Book 60–90 days out for November–April weekends; 3–6 months out for New Year's Eve at any property on this list.
