Best Private Pool Villas in Turks & Caicos (2026)

Turks & Caicos has the deepest confirmed private-pool villa list in the Caribbean, and here's the part nobody tells you: most of it isn't on Grace Bay. Providenciales is famous for that 12-mile beach, but of the four resorts with genuinely private villa pools, only Grace Bay Club actually sits on it. Amanyara is on a protected headland 25 minutes west, Rock House is on a north-shore cliff, and Wymara's villas are on the south coast entirely. Entry rates run from about $1,500 to $4,000 a night.

Those are entry rates outside the December–April peak. Every pool listed above belongs solely to that villa – no shared plunge pools sold as private. Which Turks & Caicos private pool villa should you book?

For most travelers, book Rock House. It's the most accessible entry rate on this list, it's the highest-rated of the four, and every Reserve Villa has its own private infinity pool – the 2-bedroom oceanfront entry comes with a 9×18 ft pool and direct sightlines to the water. Check Rock House availabilityit's a 55-room property and a Leading Hotels of the World member, so winter weeks clear early.

If you want the most secluded stay on the island and don't mind booking direct, book Amanyara. If you're a large family who wants resort services within walking distance of Grace Bay itself, book Grace Bay Club – its Estate Pool Residences sleep eight to ten. If you want a standalone villa with someone else handling the logistics, book Wymara.

Amanyara

Amanyara is the Aman on Providenciales, set on the island's northwest tip beside a protected marine park – the most secluded position of any resort here, with no beach-road development along it. Like most Amans, the private pool isn't a category. It's the whole property.

Every accommodation has one. The entry Amanyara Pavilion and Deluxe Pool Pavilion are one-bedroom open-air pavilions each with a private infinity pool, the Pool Pavilion repeats the format with a different orientation, and the 5- and 6-Bedroom Beach Sala Villas and Serenity Villa scale the pool up with direct beach access. Butler service and daily breakfast come with every villa category.

Then the constraint that decides it. Amanyara isn't listed on Booking.com, Agoda or Expedia – reservations go through aman.com or the property directly, and Aman runs no points program either. Northwest Point is also 25 minutes by road from Grace Bay, so this is a stay-put trip rather than a base for exploring. The surrounding reef is among the most intact in the Caribbean, and the dive program is a genuine reason to choose it beyond the room. Book this one if seclusion matters more than convenience. Check Amanyara availability – direct only, and it's worth calling rather than comparing.

Rock House

Rock House is the surprise on this list, and the first thing to correct is where it is. It sits on a 25-foot limestone cliff on Providenciales' north shore at Blue Mountain, not on Grace Bay – a 14-acre oceanfront site with 600 feet of frontage and high points reaching 95 feet above the sea. The look is Mediterranean cliff village rather than Caribbean beach resort, right down to a 100-foot cliffside infinity pool and a cave bar.

Every Reserve Villa has its own private infinity pool. The 2-Bedroom Oceanfront is the entry, with a 9×18 ft pool and clear sightlines to the water; the 3- and 4-Bedroom Ocean View villas scale up for families while keeping the same format. It's a 55-room Leading Hotels of the World member with a Michelin Guide listing and an Italian restaurant, Vita, that islanders actually book.

It's also the only property here where a 2-bedroom private-pool villa books straight through Booking.com without a concierge channel, and it carries the strongest guest rating of the four. Book this one if you want the best rate-to-quality ratio on the island and don't need sand at your door. Check Rock House rates – private beach access is a short descent from the cliff, and the snorkeling off it is better than Grace Bay's.

Grace Bay Club

Grace Bay Club is the only resort on this list actually on Grace Bay Beach, and that's what you're paying for. Its Estate Pool Residences are multi-bedroom beachfront units at the quieter end of the property, each with a private outdoor plunge pool on the terrace at beach level – the 4-bedroom sleeps eight, the 5-bedroom ten.

At around $4,000 a night it's the highest entry rate here in absolute terms, but per bedroom it's competitive against anything comparable in the Caribbean, which is the calculation that matters for a group of eight. Resort amenities come with the villa: three pools, the Anani Spa, Infiniti Restaurant, tennis courts and direct beach access, with breakfast typically included.

Its position on the western end of the beach gives beach-level villa guests a relatively uncrowded frontage, which is not a given on a beach this famous. Book this one if you're a multi-generational group who wants the private pool and the resort within walking distance. Check Grace Bay Club rates – it's the only genuine Grace Bay option in this guide, and that scarcity shows in the winter calendar.

Wymara Resort and Villas

Here's the distinction that catches people out. Wymara Resort sits on Grace Bay Beach; Wymara Villas do not. The villas are a separate collection at Turtle Tail on the south coast, tucked into an elevated hillside above the bay, roughly a six-to-eight minute drive from the resort – with their own beach club. If you book the villa expecting to walk onto Grace Bay, you'll be driving there.

What the villas give you instead is scale and privacy. The named units – Astra, Azure and others – are 4-, 5- and 6-bedroom standalone properties, each with a private plunge pool and waterfall in an enclosed garden. A dedicated Villa Experience Manager is assigned to every booking, handling grocery stocking, restaurant reservations and private chef arrangements.

That service is the real product. Villa guests keep access to the wider resort, including Indigo, one of the better restaurants on the island, and the resort side is a Leading Hotels of the World member with a Condé Nast Gold List history behind it. Book this one if you want a staffed standalone villa without sourcing one independently. Check Wymara rates – just confirm you're booking the villa collection, not a resort room.

Heads up

"Grace Bay" is a brand here as much as an address. Rock House books through gracebayresorts.com but sits on a north-shore cliff at Blue Mountain. Wymara's villas are at Turtle Tail on the south coast, while Wymara Resort is genuinely on Grace Bay. Both are excellent – but if walking onto Grace Bay Beach is the point of the trip, only Grace Bay Club delivers it from a private-pool villa.

Why the best villas aren't on the famous beach

Grace Bay is regularly ranked the world's best beach, so the obvious question is why three of the four best private-pool properties chose somewhere else.

Because Grace Bay is full. Twelve miles of the island's most valuable frontage was developed first and developed densely – condo resorts, mid-market hotels, restaurants and the walkable strip that makes it convenient. There's no room left to drop a low-density villa estate on it, and the land that does trade there costs what a whole headland costs elsewhere.

So the villa money went to the edges. Amanyara took a protected headland, Rock House took a cliff nobody had built on, and Wymara put its villas on a quiet south-coast hillside. Each bought something Grace Bay can't sell any more: space, elevation and an empty view.

That reframes the decision. You're not choosing between four Grace Bay resorts – you're choosing whether you want Grace Bay at all, and if you don't, the alternatives are cheaper and quieter. When to go

December through April is the dry season, and January through March is the peak within the peak – clearest water, lowest humidity, minimal rain, highest rates. Amanyara's pavilions and Rock House's Reserve Villas book out months ahead for Christmas and New Year.

May and November are the shoulder months worth targeting: prices drop noticeably while conditions stay good. Hurricane season runs June to November with the highest risk in August and September – most resorts stay open, but some villa operations scale back.

The practical rule: if a private-pool villa is the point, book January–March dates by September at the latest. Providenciales (PLS) is 10–20 minutes from Grace Bay Club and Rock House, and about 25 minutes from Amanyara.
