Thailand doesn't have Maldives-style overwater bungalows above open sea, but four properties offer genuine above-water accommodation. Angsana Laguna Phuket has 18 water villas on stilts above its private lagoon in Bang Tao Beach. Blue Sky Resort at Koh Phayam has Zone R overwater villas above a natural lagoon on a remote island in Ranong Province. 500 Rai Floating Resort and Panvaree Floating Resort both sit above Cheow Lan Lake inside Khao Sok National Park. The much-searched KC Resort in Koh Samui has villas above an infinity pool, not open water.

Angsana Laguna Phuket
Angsana Laguna Phuket is part of the Laguna Phuket resort complex on Bang Tao Beach, one of Phuket's longest and least developed stretches of sand. The resort has 18 water villas built on stilts above its private lagoon – the only hotel in Phuket (and one of very few in Thailand) to offer genuine above-water accommodation with direct access to water below.
The setting is a private resort lagoon, not a natural open-water environment. The lagoon is calm, enclosed and managed – closer to the Disney model than to Bora Bora. What it offers that Blue Sky and 500 Rai cannot: full resort facilities (multiple restaurants, a spa, beach access), straightforward transfers from Phuket airport, and the ability to combine an overwater room with standard Phuket activities.
For travelers who want a genuine above-water room without remote-island logistics, Angsana Laguna is Thailand's most practical overwater option.
Blue Sky Resort Koh Phayam
Blue Sky Resort's Zone R overwater villas are the most sea-like above-water accommodation in Thailand. The villas sit on a wooden platform above a natural lagoon with a step ladder leading directly into the water – structurally similar to overwater bungalows elsewhere, minus the vast open ocean. The lagoon is sheltered and swimmable; water visibility varies by season.
The Zone L villas, also marketed as overwater, sit above mangrove channels rather than open water. If swimming directly below your room is the point, Zone R is the specific category to request – the distinction isn't always clear on OTA listings, so confirm with the resort before booking.
Koh Phayam suits travelers who want a genuine above-water room without the Maldives price or the Caribbean logistics. Getting there from Bangkok: a 1-hour flight to Ranong or an overnight bus, then a 30-minute speedboat or 60-minute slow ferry to the island.
500 Rai Floating Resort
500 Rai Floating Resort sits on stilts above Cheow Lan Lake, a reservoir inside Khao Sok National Park surrounded by limestone karst peaks and primary rainforest. Getting there is half the experience: a 90-minute long-tail boat journey with karst formations rising on either side before arriving at the floating bungalows.
This is freshwater, not the sea. The above-water experience here is about jungle immersion, extraordinary scenery and wildlife – night kayaking, early-morning mist on the lake, gibbons calling from the forest canopy. A second floating resort operates on the same lake: Panvaree Floating Resort, with 10 bungalows above Cheow Lan Lake at a lower price point – an alternative if 500 Rai is fully booked.
For a genuine sea overwater experience in the wider region, the nearest options are in the Maldives or, for the Caribbean, Jamaica and Aruba.
Why KC Resort Koh Samui isn't overwater
KC Resort & Over Water Villas in Koh Samui appears at the top of most Thailand overwater searches. Its 16 "Over Water Villas" are built on stilts above the resort's large infinity pool – a dramatic architectural feature, with glass floor panels looking into the pool below. The Gulf of Thailand is visible from the balconies; it is not below the villas.
KC Resort is a well-run property with a legitimate product. But travelers searching for rooms above open water will find the name genuinely misleading. The villas are above a pool, not the sea.
When to go
Thailand's nationwide dry season runs November to April. For Koh Phayam specifically, December to April is the most settled window: Ranong Province is wetter than the Gulf side and Blue Sky Resort may see rougher conditions during the southwest monsoon (May–October).
Cheow Lan Lake and both Khao Sok floating resorts are accessible year-round. The lake level is highest after the rainy season ends in November; January to April brings the clearest water and best wildlife activity.
Angsana Laguna Phuket is open year-round. Phuket's peak season is November to April on the Andaman coast.
