Which Vietnamese private pool villa should you book?

Book Six Senses Ninh Van Bay. It's reached only by boat across the bay from Nha Trang, every villa has its own pool, and the setting – villas among rock formations, on the water, up the hillside – is the one Vietnam is known for internationally. Check villa availability – it's a small resort with a boat schedule, and dry-season dates close early.

If the rate matters more than the name, book Fusion Resort Cam Ranh. Its Hideaway Pool Villa opens around $356 with all spa treatments included – the best value in this guide, and the highest-rated property on the list.

For Da Nang, book TIA Wellness Resort – all 87 villas have a private pool, so there's no wrong category, and 80 minutes of spa per person per night is in the rate. For Hoi An, book Four Seasons The Nam Hai – but name a Pool Villa, because 60 of its 100 villas don't have one. For a group on Phu Quoc, book Premier Village Phu Quoc, the island's most dependable private-pool villa.

Where in Vietnam, and what each coast is actually for

The country runs 1,600 km of coastline and the private-pool market clusters in six places. They are not interchangeable, and they don't even share a dry season.

• Ninh Van Bay (Nha Trang) – the flagship cluster. Boat access, no road, villas set into rock and hillside. Two properties here, at opposite ends of the price scale.
• Da Nang – the practical one. An international airport 15 minutes away, Hoi An down the road, and two very different pool-villa resorts.
• Hoi An – the heritage one. Four Seasons The Nam Hai sits on Ha My Beach, half an hour from the old town, with the country's best-rated villas and a pool in only 40 of them.
• Lăng Cô – the overlooked one. A lagoon-and-beach strip between Hue and Da Nang, with a single all-pool-villa Banyan Tree on it.
• Phu Quoc – the island with the loudest marketing and the thinnest bookable inventory. See the warning below before you plan around it.
• Quy Nhon – the quiet one. A single all-villa Anantara on a bay most itineraries skip.

Six Senses Ninh Van Bay

There is no road in. Guests cross Ninh Van Bay by boat from Nha Trang, and what's on the other side is the resort most people picture when they think about this stay: villas built among granite boulders at the water's edge, on stilts over the bay, and up the hillside behind.

Every category has a private pool. The Hill Top Pool Villa opens the range around $1,270 at 158 m²; Beach Pool Villa, Rock Pool Villa (four of them, set among the stone formations) and Water Pool Villa climb from there, up to three-bedroom Reserves past $4,800.

One honest note that matters here: the beach is coarse and not really made for swimming. At Ninh Van Bay you swim in your own pool – which, given every villa has one, is the design rather than a shortcoming.

Four Seasons Resort The Nam Hai, Hoi An

The best-rated address in the country, and the one where the room name does the most work. The Nam Hai runs 100 villas on Ha My Beach, about half an hour from Hoi An's old town, and it has held Vietnam's only Forbes Five-Star resort rating for seven years running.

Here is the split that decides your booking. Only 40 of those 100 villas have a private pool. The other 60 are one-bedroom villas without one, and the category names sit a single word apart – One-Bedroom Villa has no pool, One-Bedroom Pool Villa does. At this price that is an expensive word to miss.

The pool categories run from the One-Bedroom Pool Villa at 250 m² – ground floor, private pool in its own walled garden – up through two-, three- and four-bedroom pool villas to a five-bedroom beachfront villa. There is also a Garden variant of the one-bedroom, so read the full category name rather than the first three words of it.

Rates move a long way by season, from around $688 for the entry pool villa in quiet months to well past $1,000 in peak. Book this one if you want the best-reviewed villa in Vietnam and you will read the room chart carefully. One more on the same coast, and an easier chart to read: Banyan Tree Lăng Cô, on the lagoon strip between Hue and Da Nang, is an all-pool-villa resort – every one of its 89 villas has its own private pool, from a 124 m² Beach Pool Villa up to 260 m² three-bedroom villas. Fusion Resort Cam Ranh

The value pick, and the highest-rated property in this guide. Fusion sits on a long beach at Cam Ranh, twenty minutes from Nha Trang's airport, and it runs the all-spa-inclusive model Fusion invented in Vietnam: treatments are included in the rate, every day, for every guest.

The Hideaway Pool Villa starts around $356 – less than a third of the Six Senses entry. Above it sit the Garden Pool Villa ($441), Sea View Beach Villa ($498) and Beachfront Bliss Villa (~$626), with three- and five-bedroom pool villas for groups.

Read the category list carefully: the cheaper Garden View Room and the Sea View Suites have no private pool, and they undercut the Hideaway by roughly $100. The word to look for is Villa, not Suite.

Book this one if you want a private pool, daily spa treatments and change from $400. Check the Hideaway Pool Villa – it's the entry villa category at the best-rated resort here, which is exactly the combination that sells out.

TIA Wellness Resort

Formerly Fusion Maia, and the property that started the whole spa-inclusive idea – Asia's first. It sits on My Khe Beach in Da Nang, 15 minutes from the airport and about the same from Hoi An, which makes it the easiest property in this guide to build a trip around.

All 87 villas have a private pool and courtyard. The categories are refreshingly literal: One Bedroom Villa with Private Pool from about $554, a two-bedroom at roughly $1,107, and a three-bedroom oceanfront near $2,182.

Included in every rate: 80 minutes of spa treatment per person per night, all-day breakfast served whenever you want it, and daily yoga and wellbeing sessions. With two treatments a day for two people bundled into the villa rate, the arithmetic gets interesting fast.

Book this one if you want Da Nang, a guaranteed private pool and a spa budget that's already spent. Check villa availability – 87 villas sounds like a lot until you notice it's the only category type the resort sells.

An Lam Retreats Ninh Van Bay

The same bay as Six Senses, the same boat-only access, its own private beach – at roughly a quarter of the price. An Lam is the answer for travelers who want the Ninh Van Bay experience without the Six Senses rate, and it includes daily yoga or meditation, waterfall trekking and the return boat transfer.

The Bay View Pool Villa starts around $356, with Ocean View ($403), Treetop ($449) and Beachfront Pool Villas (~$469) above it.

Check the name before you book. The cheapest category, the Jungle Rock Villa, has no private pool – it undercuts the Bay View Pool Villa by a small margin and it's the rate that shows up in price comparisons.

Anantara Quy Nhon Villas

Quy Nhon is the coast most Vietnam itineraries drive straight past, roughly halfway between Da Nang and Nha Trang, and Anantara has it largely to itself. This is an all-villa property – every villa faces the bay and every villa has its own pool.

The ladder is short: Ocean View Pool Villa from about $685, Beachfront Pool Villa near $1,047, and a two-bedroom ocean view villa above that. No rooms, no wrong category, no upsell decision to make.

The cost is access. Phu Cat airport handles far fewer flights than Da Nang or Cam Ranh, so getting here is a deliberate choice rather than a convenient one – which is precisely why the bay is as quiet as it is.

Premier Village Phu Quoc

The most dependable Phu Quoc property for a private-pool villa, and for that reason the island's default answer rather than its most glamorous one. It sits on the southern tip at An Thoi, on a headland with beaches on two sides, managed by Accor.

Everything here is a villa, and the private-pool categories start at three bedrooms: the 3 Bedroom Garden Villa with Private Pool from about $539, then ocean and beachfront three-bedrooms, a four-bedroom On the Rock Pool Villa, and a five-bedroom Water Retreat above them.

For two people that's a lot of house. For a family or two couples splitting it, a three-bedroom villa with its own pool at that entry rate is the best per-head private pool value in this guide – and every villa has a kitchen.

InterContinental Danang Sun Peninsula

Bill Bensley's black-and-white terraces climb the Son Tra peninsula above a private beach, and the result is the most photographed resort in Vietnam. It also has the country's most decorated hotel restaurant in La Maison 1888.

Its villas are genuine – all of them have private pools, with a 24/7 villa host – but they start large and they start high. The Two-Bedroom Royal Residence opens around $2,600, the residence villas run to three bedrooms above $4,200, and the Four-Bedroom Pool Villa is 705 m² over two levels with three separate pools, near $4,500.

Classic rooms here start around $618 and have no private pool, so the step up is a genuine four-figure decision.

Ninh Van Bay vs Amanoi vs Con Dao

Three properties dominate the "which one" searches, and they answer three different questions.

Six Senses Ninh Van Bay is the pool-first choice. Every villa has one, the bay is dramatic, and the beach is coarse enough that you'll use your own water rather than the sea. Boat access from Nha Trang, and the easiest of the three to reach.

Amanoi, on Vinh Hy Bay in Ninh Thuan, is the architecture-first choice: Ocean Pool Villas of 125 m² and 270 m² with infinity pools set above the bay, plus multi-bedroom residences with their own pools, inside Núi Chúa National Park. Aman doesn't sell it through the major platforms – you book direct – which is why it isn't in the table above.

Six Senses Con Dao is the beach-first choice. Every accommodation is a standalone villa with a private infinity pool, and the sand and reefs are genuinely better than either mainland option. The catch is the journey: Con Dao is an island group off the southern coast needing its own flight, usually from Ho Chi Minh City.

There is also a large market of private villa rentals around Da Nang, Nha Trang and Phu Quoc – Lotus, Mandala, Maribel, Moon and similar names – booking like short-term rentals rather than hotels. Cheaper, self-catering, no front desk. Worth knowing about; not what this guide covers.

When to go

Vietnam does not have one season, and the coasts here are far enough apart to have opposite ones.

Da Nang and Quy Nhon are driest from February to August, with the wettest months September to December – typhoon season on the central coast, when Son Tra and My Khe are at their least reliable.

Nha Trang, Cam Ranh and Ninh Van Bay run January to August dry, with the heaviest rain October to December. This is the longest usable window in the country for a pool stay, and the reason the Ninh Van cluster prices firmly through spring and summer.

Phu Quoc is the opposite coast and the opposite calendar: dry from November to April, wet from May to October. If you're combining Phu Quoc with the central coast, March and April are the only months that comfortably suit both.

Airports: Cam Ranh (CXR) for the Nha Trang and Ninh Van cluster, Da Nang (DAD) for TIA and the Son Tra peninsula, Phu Quoc (PQC) for the island, and Phu Cat (UIH) for Quy Nhon – the thinnest schedule of the four.
