Boracay's Beachfront Resorts, Station by Station (2026)

Since Boracay reopened from its 2018 shutdown, no building may stand within 30 meters of the high-water mark – so "beachfront" here means you walk out across that strip, not off your terrace. What varies is the coast: several famous names front a different beach entirely. The seven below open onto White Beach, across all three stations. The strongest is Discovery Boracay – 88 suites, Station 1. Entry rates run $65 to $300.

Which Boracay beachfront resort should you book?

For a first beachfront stay in Boracay, book Discovery Boracay. It's the only all-suite property on this list, it sits in Station 1's quieter north end, and its beachfront dining and free shuttle service are built around never having to leave the sand. Station 1: the quiet north end

Station 1 holds the widest, calmest stretch of White Beach, and it's where Boracay's higher-end resorts have historically clustered. Fewer vendors walk the sand here. The water's usually a shade calmer too.

Discovery Boracay

Check the name before you book: this opened in 2007 as Discovery Shores Boracay and dropped the "Shores" in November 2024, but the Booking.com listing still carries the old name in its URL. Same resort, same Station 1 sand, about 450 meters from Willy's Rock. All 88 rooms are suites – no standard double here – with beachfront dining service and a free shuttle covering the rest of the island.

The pool has a sunken bar built into it, and the spa runs a full menu rather than a token treatment room. No real reason to leave the property. Station 1's calmer setting makes that easier to justify than it would be in the middle of Station 2.

Rates swing hard by date: deals dip to around $55 in the off-season, while a straightforward Queen suite in peak months can clear $400. The Lind Boracay

The Lind opened in 2016 as the flagship of Scottland Leisure Inc.'s Lind Hotels, and it runs 118 rooms across ten categories, from a 45 m² Garden Room up to a Sea Premier with Pool. It's the only hotel here with a category literally named Beach Room – 53 to 67 m², a real tier rather than an upgrade euphemism.

That range is the whole pitch. A couple can book a compact Garden room and still reach the sand in under a minute, while a family or group can move up to a Sea Premier without changing hotels. The spa and a complimentary Caticlan Airport shuttle round out a genuinely full-service stay.

At around $274 to start, it isn't the cheapest option in Station 1. Book this one if you want the widest choice of room types on one property. Check The Lind Boracay rates – the Beach Room tier is the one worth paying up for, and it's the first to go.

Astoria Boracay

Astoria sits on a 3,500 m² beachfront plot in Station 1, with 71 rooms from 26 to 50 m². Built in 2010, it was the first resort property Astoria Hotels and Resorts built, with interiors by the Philippine firm Gallego & Associates. Rooms are simpler than Discovery or The Lind – flat-screen TVs, private balconies, an outdoor pool – but the beach position is the same Station 1 sand.

Rates start around $65, the lowest confirmed beachfront rate on this whole list, in any station. That's the entire case for it: the same stretch of White Beach that Discovery Boracay charges four times as much for. Book this one if the location is what you're paying for, not the room finish. Station 2: the central strip

Station 2 is Boracay's busiest stretch – D'Mall, most of the restaurants, most of the nightlife, all within a short walk. Three resorts here are confirmed directly on the sand, and they split cleanly by size.

The District Boracay

The District opened in 2012 as a 48-room boutique resort, with the beach directly outside its door and D'Mall a short walk away. It's the second-smallest property on this list and one of the best-rated, with a location score that outpaces most of the confirmed beachfront hotels in Boracay.

Three restaurants cover Filipino, Japanese and cafe menus on-site, plus the Upperhouse Spa and a rooftop events deck. Small enough to feel curated. Central enough to walk to everything. That combination is rare on an island where scale usually wins.

At 48 rooms, it fills up well ahead of peak dates. Book this one if Station 2's energy matters and you want a small hotel rather than a resort. Check The District Boracay rates.

Henann Palm Beach Resort

The full-service booking in Station 2. Henann Palm runs 250 rooms directly on the White Beach sand, about 600 meters from D'Mall – a proper resort rather than a boutique, and the largest confirmed beachfront property on this list. It's well rated on Booking.com, with guests marking the location highest of all.

The pool program is the differentiator. There's an infinity pool facing the beach with two bars working it, plus a rooftop SkyPool above the property, which is not something the boutiques down the strip can match. A beachfront restaurant and a spa fill out the rest.

Scale cuts both ways: 250 rooms means more people between you and the sand than at The District. Book this one if you want resort facilities in the middle of Station 2 rather than a small hotel. Red Coconut Beach Hotel

Built in 2000, Red Coconut is the oldest property on this list by seven years, and the most central – 50 meters from D'Mall, with shopping, restaurants and nightlife starting at the front door rather than a shuttle ride away. 50 rooms across four floors, plus a beach bar built into its own stretch of sand.

Be straight about it: this is the weakest-rated of the seven, and the rooms are the reason. A TV, a fridge, a safe, some balconies, no spa program and no suite tier. What you're booking is the address. Book this one if being in the middle of everything matters more than a quiet room. Station 3: the quiet south end

Station 3 is the southern end of White Beach, and the trade is simple: the same sand, fewer people on it, a longer walk to the restaurants. It gets written off as the budget station, which undersells it – the beach itself is quieter here than anywhere except the far north of Station 1.

Villa Caemilla Beach Boutique Hotel

The couples' booking. Villa Caemilla runs just 39 rooms and suites directly on the Station 3 sand, and it holds the highest guest rating of the seven hotels on this list – ahead of every Station 1 and Station 2 property, including the ones charging four times as much.

What you get for the rating is a small property that behaves like a large one: an infinity pool, a beach club with loungers and waiter service on its own stretch of sand, and beachfront dining. What you give up is walking distance. D'Mall is roughly a 20-minute walk or a 5-to-8-minute tricycle ride north.

At around $76 to start it also undercuts every Station 2 hotel here. Book this one if you want the best-reviewed room on White Beach and you don't mind riding to dinner. Check Villa Caemilla rates – 39 rooms is the smallest inventory on this list.

Two more Station 3 properties front the sand if Villa Caemilla is full. Astoria Current is the larger option, a 120-room beachfront resort on a 7,000 m² plot, typically opening under $60. La Carmela de Boracay sits right on the Station 2–Station 3 boundary, which splits the difference on the walk to D'Mall.

Why "beachfront" in Boracay needs checking

Boracay has hundreds of hotels, and a large share of them carry "beach" in the name. The word survived the island's reset; what it means didn't.

The Philippine government closed the island to tourists for six months, from 26 April to 26 October 2018, to rebuild its sewerage and clear the shoreline. What came out of it was the "25+5" rule: 25 meters of beach easement measured from the mean high water mark, plus a 5-meter beach path. Nothing may be built inside those 30 meters. Around 900 structures across the island came down for violating it.

So no hotel on Boracay is on the sand in the way a 1990s brochure meant. The property sits behind the easement and you walk out across it. Nobody's balcony hangs over the water anymore, and no new hotel will ever get closer.

That leaves the question worth actually asking, which is about geography rather than architecture: which beach is it on? White Beach is the four-kilometer strip on the west coast that the Station 1/2/3 system divides up. Several of the island's best-known resorts front something else entirely.

Shangri-La Boracay is the clearest case, and the one most people assume is on White Beach. It sits at the island's northwest tip in Barangay Yapak, fronting two beaches of its own – Punta Bunga and Banyugan – reachable by private boat without passing through the main part of the island. Genuinely excellent, genuinely not White Beach. Mövenpick Resort & Spa Boracay shares that northern coast at Punta Bunga, and Crimson Resort and Spa Boracay sits nearby at Yapak on its own cove. 7Stones Boracay is a different case again – it's beachfront, but on Bulabog Beach, the kitesurfing bay on the island's east side, across the island from White Beach.

None of that makes those hotels worse. A private cove is a real product, and for some trips it's the better one. It makes "beachfront" a word worth checking, not trusting.

What to do beyond the beach

The beach covers the mornings; the water further out covers the rest of the trip. Island hopping is the daytime boat trip covering Crystal Cove and Puka Beach, and the evening belongs to a sunset cruise or the shorter, traditional paraw sailing. For a short thrill, parasailing, helmet diving and jet ski sessions all run from offshore stations off White Beach.

When to go

November through April is Boracay's dry season, and December through April is peak: calm water, minimal rain, and the highest rates and tightest availability of the year, especially at the smaller Station 2 and Station 3 properties.

May through October brings the southwest monsoon (habagat), with more rain and rougher seas, heaviest from June to September. Rates ease off noticeably, though the payoff is fewer crowds on a beach that's genuinely busy in peak months.

Whichever window you pick, book the room before the flight. The smallest properties here – Villa Caemilla at 39 rooms, The District at 48 – sell out well ahead of the December peak.
