Best Private Pool Villas in Jamaica (2026)

Jamaica's booking trap isn't which hotel. It's that a hotel's "villa collection" and its private pools aren't the same list. Round Hill has 27 private villas and most – not all – come with a pool. GoldenEye is an entire estate of villas and cottages where exactly one house qualifies. Book the collection rather than the named unit and you can pay villa money for a shared pool. Four hotels are confirmed, split between Montego Bay and the Ocho Rios–Oracabessa stretch, and entry rates start around $690 a night.

Those are entry rates outside the December–April dry season. Only Jamaica Inn and Half Moon sell private pools as clearly named categories; at the other two you're picking a specific house out of a collection. The private pool villas hub applies the same test everywhere else.

Which Jamaica private pool villa should you book?

For most travelers, book Round Hill Hotel and Villas. It's been open since 1953, it sits on a secluded 100-acre peninsula in Montego Bay, and it's the highest-rated confirmed private-pool property on the island. The One Bedroom Suite with Private Plunge Pool is the cleanest entry into it. Check Round Hill availabilityname the villa or suite when you book, because "one of the 27 villas" is not the same promise as "a villa with a pool."

If you want an intimate couples' stay, book Jamaica Inn – three named categories, all confirmed. If you're a large group, book Half Moon's six- and seven-bedroom villas. If the history is the draw, book GoldenEye's Fleming Villa, and only that.

Round Hill Hotel and Villas

Round Hill has been running on a secluded 100-acre peninsula in Montego Bay since 1953, and it's the highest-rated confirmed private-pool property in Jamaica. Its 27 private villas range from two to six bedrooms, with dedicated staff and in-villa dining available across the estate, alongside 36 ocean-front hotel rooms and a private beach.

Here's the part that decides your booking. The villa collection is described as having a private pool in "most" of the 27 units, not all of them – so the collection and the pool list aren't identical, and the difference isn't visible from a search results page. The One Bedroom Suite with Private Plunge Pool is the category that says so in its own name, which makes it the safest entry point.

The peninsula layout keeps it quiet and genuinely private, though some facilities need a short walk or shuttle. Book this one if you want Jamaica's best-rated private-pool address and you're willing to confirm a specific unit. Check Round Hill rates – ask the property to confirm the pool on your exact villa in writing rather than assuming it from the collection.

Jamaica Inn

Jamaica Inn is the cleanest booking on this list. It's operated on a 700-foot private beach in Ocho Rios since 1950, runs to 52 suites and cottages in a deliberately 1950s register – yacht blues, mahogany, private verandas – and three named categories carry a confirmed private pool.

They're worth knowing by name. Cottage 7 is a two-story one-bedroom opening onto its own infinity pool, with a deck cantilevered over the sea. The White Suite sits on its own private peninsula with a secluded pool. Suite 21 has a private pool, a garden and direct sea access.

Two constraints come with all three. They sleep a maximum of two adults and require a three-night minimum stay – this is an intimate couples' property, not a family resort, and it doesn't pretend otherwise. Book this one if it's two of you and you want the pool named on the reservation. Check Jamaica Inn rates – three qualifying units in a 52-room hotel is thin supply for a property this well regarded.

Half Moon

Half Moon is the group option: a 400-acre resort on two miles of private beach at Rose Hall, with 210 rooms, five restaurants, an 18-hole golf course, a spa and eleven tennis courts. The private-pool product is the villa collection, now branded Villas at Half Moon, where each six- or seven-bedroom villa has a private infinity pool, expansive outdoor living space and a dedicated staff team of chef, housekeeper and butler.

Watch the name on booking sites. These villas traded as Rose Hall Villas by Half Moon from 2018 until the 2025 rebrand, and both Expedia and Agoda still carry separate listings under the old name. Same villas, older label.

At this size and staffing level the villas suit a large family or a multi-couple group rather than a couple – Half Moon's standard hotel rooms start from around $423, which is the better fit for a smaller party who still want the golf, the spa and the beach. Book this one if you're filling six bedrooms and want someone else cooking. Check Half Moon rates – divided by a group of twelve, the villa rate reads very differently.

GoldenEye

GoldenEye is Ian Fleming's former Jamaican retreat at Oracabessa, where all 14 James Bond novels were written, now an estate of villas, cottages and beach huts around a four-acre salt-and-freshwater lagoon.

The private-pool situation here is the starkest on the list. Only the Fleming Villa – the original house itself, with the writer's desk still in it – has its own private pool. Everything else at GoldenEye shares the resort's three pools. A property marketed almost entirely on villas has exactly one villa that qualifies, which is precisely the trap this guide exists to flag.

The Fleming Villa sleeps up to 10 across five bedrooms, with a private beach and barbecue pit. Guest reviews are mixed on maintenance and service consistency compared with Round Hill or Half Moon, so book it for what it is: a literary landmark you can sleep in, not the island's most polished operation. Book this one if the history is the reason for the trip. Check GoldenEye availability – one qualifying house on the entire estate, so the dates decide it, not the other way round.

Heads up

At Round Hill and GoldenEye, "villa" does not mean "private pool." Round Hill's collection of 27 villas includes a pool in most but not all of them. At GoldenEye, out of a whole estate of villas and cottages, only the Fleming Villa has one – everything else shares the resort's three pools. Get the specific unit name confirmed in writing before you pay a villa rate.

Why Jamaica's villas and its pools are two different lists

Jamaica has more villa inventory than almost any island in the Caribbean, and a surprisingly short confirmed private-pool list. The gap is a matter of age.

Round Hill opened in 1953, Jamaica Inn in 1950, and GoldenEye began as a private house in the 1940s. These properties predate the private plunge pool as a luxury standard by decades – they were built for a mid-century clientele who wanted a beach, a verandah and a cook, and the pools that exist were added later, unit by unit, as owners renovated. That's exactly why coverage is patchy within a single collection: nobody planned it centrally.

Half Moon is the exception that proves it, because its villas were comprehensively redesigned rather than incrementally updated – which is how every one of them ended up with an infinity pool while Round Hill's 27 didn't.

So the practical rule for this island is different from anywhere else in this guide. Elsewhere you check a category name. In Jamaica you check an individual house. For islands where the pool is designed in rather than retrofitted, Turks & Caicos has the region's deepest purpose-built villa stock and the Bahamas has the biggest branded villa product. If you want water at the room rather than a pool, the Jamaica overwater bungalows guide covers the same island. The Caribbean private pool villas hub compares the region island by island.

When to go

December through April is Jamaica's dry season and the best window across both the Montego Bay and Ocho Rios coasts – warm, reliable and the busiest stretch of the year for all four properties.

May through November is wetter, and the Atlantic hurricane season peaks August through October. Jamaica sits inside the hurricane belt rather than south of it, so late-summer bookings here carry more weather risk than the same dates in Grenada or Aruba.

Match the airport to the coast. Montego Bay's Sangster International (MBJ) is under 20 minutes from Round Hill and Half Moon, while Ocho Rios and Oracabessa – Jamaica Inn and GoldenEye – are roughly 1 to 1.5 hours from MBJ by road, or a similar drive from Kingston on the south coast.
